Maxwell Urethane Roofing, Inc. delivers high-tensile, impact-resistant urethane roof coating systems designed to protect commercial, industrial, and residential low-slope roofs across Fort Myers. Personally managed on-site by co-owners Dan and Jeff, certified SPFA Master Applicators with over 46 years of trade experience, our seamless urethane membranes resist heavy foot traffic, severe storms, and chemical exposure without requiring costly tear-offs.
Urethane roof coating in Fort Myers, FL is a premium, fluid-applied restoration membrane known for its extreme tensile strength, thermal flexibility, and impact resistance. Sprayed or rolled directly over existing roof decks, polyurethane coatings cure into an ultra-tough, monolithic waterproof shield capable of withstanding heavy roof equipment foot traffic, flying debris, and intense solar exposure.

When commercial roofs house heavy mechanical equipment, HVAC systems, or high-traffic access points, standard roof coatings can easily tear and puncture. Hiring an experienced urethane roofing contractor in Fort Myers provides your building envelope with the toughest elastomeric liquid membrane available on the market today.
A high-performance spray polyurethane roof coating in Fort Myers adheres aggressively to modified bitumen, single-ply TPO, built-up asphalt, and weathered metal decks. Because urethane cures into a rigid yet flexible waterproof layer, it flexes seamlessly through Florida’s intense thermal expansion cycles without cracking. Throughout every application, our team protects your surrounding assets by deploying 50 to 75+ custom vehicle covers across parked cars to eliminate windborne overspray.
Substrate Inspection & Adhesion Testing: Co-owners Dan or Jeff examine the roof deck, evaluate high-traffic wear zones, and ensure the underlying substrate is completely dry.
Surface Cleaning & Mechanical Prep: The roof surface is high-pressure washed and primed to create an optimal chemical bonding surface.
Flashing, Seam & Fastener Detail: Critical transitions, pipe boots, metal laps, and HVAC curbs are reinforced with heavy-duty elastomeric mastic and reinforcement fabric.
Property Protection Measures: Custom vehicle covers and heavy containment tarps are placed over vehicles, walkways, and landscaping.
Dual-Coat Urethane Application: SPFA Master Applicators spray or roll the aromatic base and UV-stable aliphatic topcoat to precise millage specifications under direct owner supervision.
Choosing an elastomeric polyurethane coating system delivers unbeatable physical durability, chemical resistance, and long-term value for Southwest Florida properties:
Boasts the highest tensile strength of any elastomeric coating, easily resisting puncture damage from heavy rooftop maintenance foot traffic and windblown debris.
Cures into a continuous, joint-free monolithic membrane that eliminates leak points around curbs, expansion joints, and seams.
Withstands grease, exhaust fumes, and chemical residues from rooftop HVAC units, kitchen exhausts, and industrial equipment.
Aliphatic topcoats reflect up to 85% of solar heat, lowering roof surface temperatures and reducing air conditioning runtime.
Tears from High Rooftop Foot Traffic: Routine AC maintenance and equipment service puncture delicate coatings. Urethane provides a durable walking surface that resists gouges.
Punctures from Flying Storm Debris: Severe winds propel tree branches and debris across roof decks. Urethane’s high tensile strength cushions and resists puncture breaches.
Chemical Deterioration from Rooftop Equipment: Oil leaks and HVAC condensation eat through asphalt and TPO membranes. Polyurethane acts as a chemical-resistant shield.
Thermal Shock & Fastener Back-Outs on Metal Decks: Daily thermal expansion loosens metal screws and splits panel seams. Urethane encapsulates fasteners in a flexible, watertight seal.
Commercial Properties with Heavy Rooftop HVAC: Facilities requiring frequent technician access across rooftops, such as restaurants, shopping centers, and medical plazas.
Industrial Warehouses & Manufacturing Plants: Demanding chemical-resistant, heavy-duty waterproof membranes over large low-slope decks.
Commercial Metal Building Owners: Seeking to seal screw fasteners and panel laps against corrosion and hurricane-force winds.
Multi-Family & Commercial Managers: Looking for a renewable, 10- to 20-year warranted waterproofing system that avoids costly tear-offs.

Dan was a true Godsend. Hurricane Ian left us with half a roof and no ability to effectively tarp or seal. We spoke on the phone, he came over when he said he would, made the time to fit us in and installed a beautiful new roof. We expect this to be the last roof our home will ever need.Posted on Google![]()

Maxwell Urethane Roofing is an established company that stands behind their work. The process from beginning to end was seamless. Even several years after the job was completed, they responded quickly to some concerns and even went as far as completing repairs that were outside the scope of the project. I would recommend this company.Posted on Google![]()

Just had a complete re-roofing done by Maxwell. They showed up on time to inspect my old roof, explained the problems with the old roof, explained my options. I chose the complete tear down and new roof. They also suggested a wider flashing than I had on my previous roof. I can see how that will really improve the watertightness of my roof. I was so glad he made the suggestion. They answered all my questions, and clearly explained the warranty. And they showed up on time to do the job, which made me very happy. They also finished on schedule. It was such a smooth process. I am very satisfied with Maxwell roofing. I will attach photos when they send them to me. Also, they will come out once a year (for a reasonable fee) to clean and inspect my roof. I really like that service. I understand they are taking a boat load of supplies to the Bahamas this weekend to help the victims of hurricane Dorian. Very nice people.Verified by TrustindexTrustindex verified badge is the Universal Symbol of Trust. Comparing the mechanical properties of polyurethane coatings against standard acrylics helps Fort Myers building owners select the right level of protection:
| Performance Factor | Polyurethane (Urethane) Coating | Standard Acrylic Coating |
|---|---|---|
| Tensile & Impact Strength | Extreme tensile strength; resists heavy foot traffic, hail, and flying storm debris. | Low tensile strength; easily scuffs, tears, and punctures under routine foot traffic. |
| Chemical & Oil Resistance | Resistant to rooftop grease, HVAC lubricants, and industrial pollutants. | Breaks down rapidly when exposed to oils, acids, or grease traps. |
| Flexibility & Elongation | Maintains superior flexibility through extreme thermal shifts without cracking. | Becomes brittle over time under Florida's intense ultraviolet exposure. |
| Application System | Two-part system (durable aromatic base + UV-stable aliphatic topcoat). | Water-based single-component coats vulnerable to wash-off during rain. |
| Ideal Applications | High-traffic commercial roofs, metal buildings, and active HVAC equipment decks. | Low-traffic, steep-slope roofs in dry, mild climates. |
Got questions about restoring your high-traffic commercial or industrial roof in Fort Myers? Here are clear, honest answers directly from our certified applicators:
Urethane is the preferred choice for roofs that experience frequent foot traffic, heavy HVAC servicing, or exposure to oils and grease, thanks to its superior tensile strength and abrasion resistance. Silicone is ideal when continuous ponding water is the primary challenge.
Aromatic urethane is applied as a durable, impact-resistant base coat directly on the substrate. Aliphatic urethane is used as the topcoat to provide long-lasting UV resistance, color stability, and solar reflectivity.
We deploy 50 to 75+ custom vehicle covers across all cars parked near the building before starting spray application, ensuring total protection for client and tenant vehicles.
A professionally applied urethane coating system provides 10 to 20 years of leak-free, impact-resistant performance. Applying a fresh topcoat every 10 to 15 years can extend the roof's lifespan indefinitely.
